Why have a home inspection?

For most people, buying a home is one of the largest investments they will make. A home inspection is a key part in understanding the purchase you are making. Home Inspectors work for the client. We are independent in the process, to deliver an unbiased review of the home. Trained and licensed, a home inspector knows what to look for to evaluate the safety, overall condition, and operation of your new home. A home inspection won’t determine the value of your home, but will give you needed insight into what you will be purchasing, as well as what may need attention before purchase, or after you move in. 

What is a home inspection?

​A home inspection is a non-intrusive, visual examination of the home. During the inspection we will look at the roof and ventilation, structure, electrical, plumbing, heating/cooling systems, appliances, and basement or crawlspace. Additional areas may also be inspected if requested.  A home inspection focuses on Safety, Operation, and Condition. The questions a home inspection seeks to answer include: is the home and the items in it safe for your family? do the elements in the home work as expected? and, what is the condition of the home and elements that make up the home? Any concern uncovered would be included in a report to the client along with pictures, a description of the concern, and recommended action.

Mold Assessment - Starting at $299
Mold, according to the Environmental Protection Agency, can be found everywhere, and is generally not a problem, unless it is growing indoors. Controlling mold means controlling moisture.  In New York, before mold can be removed, and assessor needs to evaluate the work to be done, and if possible, determine the underlying cause to be corrected. The assessor working with the abatement company will determine if the mold was effectively removed and the cause corrected.


Pre-Listing Inspections - $299

This is a great service to prepare your home before an actual inspection. We will provide tips on how to clear minor defects before listing your home, and how to share major ones as already considered in your asking price. Reports are provided with a focus on preparing to sell.
